Avoca: South Yarra’s Most Remarkable Transformation
In a neighbourhood celebrated for its refinement and architectural pedigree, Prime Edition unveils Avoca—South Yarra’s most compelling reinvention.
Positioned in the prestigious Domain Hill precinct, Avoca transforms a long‑dormant site once labelled “the worst house in the best street” into five expansive full‑floor residences, with a standalone luxury home to follow. The project brings together the architectural mastery of Pandolfini Architects and the landscape artistry of Myles Baldwin Design, delivering homes of rare scale and enduring sophistication.
The full-floor apartments offer three bedrooms, three bathrooms, two car spaces and a landscaped terrace spanning the northern and eastern aspects, priced from $8.595 million. The 646sqm standalone residence extends across three levels, complete with four bedrooms, five bathrooms, four car spaces, an outdoor pool and a rooftop wellness retreat.
Prime Edition Director Eric Loi first encountered the site’s original design over a decade ago. When he acquired the Avoca Street parcels in 2023, comprehensive evaluations confirmed the opportunity for adaptive reuse—allowing the project to honour its architectural lineage while elevating it for contemporary luxury living.
Pandolfini’s design responds to the unconventional architectural inheritance of the former structure, embracing refined geometries and a sculptural ribbon of scalloped planter boxes that soften the façade and enhance privacy. Inside, a considered entry sequence, generous kitchen with sculptural stone island, and curated materiality reinforce the feeling of a distinguished private residence.
Myles Baldwin Design completes the vision with layered, seasonal landscaping that creates a unified botanical tapestry across every terrace and garden.
